I believe tenants was already locked out by landlord for failure to pay, tenant then used a drill to get himself back into the crib.

I take back my earlier comments after learning more details. It turns out the tenant was renting a room inside the landlords personal house so the landlord had every right to enter his own property.

Can you expand on that?

What is the lawful procedure for a civilian when trying to prevent someone from unlawfully forcing them self into your home? It's not cut and dry.

In regards to what's in the video, the dude clearly was stunned to see his landlord dead on the sidewalk, he even appears to call 911

those aren't the actions of someone who was just a few seconds earlier fighting for their lives
argue "we don't know that!" all you want, but in a court of law, this can be argued and a jury will more than likely believe it.

I wanna buy a rental within a year and I’m worried for this exact reason :lupe: Like you said once you have a certain amount of properties it’s feasible to hire a management company.

You don't really NEED a management firm unless as you stated you have multiple (and to be honest I'm thinking at least 10) units. Anything less and you're basically giving up your profit. Nowadays these companies want a hefty % of gross income.

You just need to be smart. I don't physically collect rent. I give a small discount for ppl that use quikpay, provide self addressed/prepaid envelopes for anyone else. In certain situations I may let my maintenance guy who i've known for years to pick it up if he's there on a call etc. Everything is owned by an LLC that is based/addressed at the specific property. I will meet all prospective/new tenants just to give them a run down of everything. The main thing is not to let ANYTHING slide. Obviously that's easier said than done. I give extensions and help my tenants out A LOT, but the minute I get the sense someone is trying to take advantage I file the 5 day notice then eviction. Once that's done I let them know any contact has to be thru the attorney. That's it. The guys (and they're almost always guys) doing stupid shyt like cutting off utilities, changing locks etc - stupid as fuk. If the tenant lawyers up (which they can do for FREE b.c the attorney will be paid out of the fees/fines you'll end up paying) you are going to get fukkd.

Appreciate the advice. Using Quikpay or similar apps is actually a really good idea. Imma use that. My uncle has 7 properties...with that income, his other business and his wife’s business, he chilling. That’s my goal. I know after a certain point you would just want a property management company but you have to have enough properties for it to make sense.

Good. The shyt is cruel. If someone lost their job and can’t pay rent, they shouldn’t be granted a grace period before being threatened with eviction? :francis:

The facts are that the landlord was renting a room out of his own house (which he still lived in) and got locked out by tenants who didn't wanna leave over failure to pay.

How does these facts favor the tenants?

same in ca...that's why i keep all my tenants on leases, no month to month fukkery. we both have a clear window to say whether or not we're renewing a lease, i figure at most i'm stuck with someone until the end of their lease.

his tenants are bums, not sure why people feel entitled to not paying for what they actively chose to sign a lease for, sad he lost his life. but he also should have stuck with a the formal protocol - written notices, late fee accrual, and when necessary, start the eviction process. sucks that small time landlords can get screwed out of money for months due to ridiculous eviction laws. there are fukk reasons landlords try to evict, and yes, i can completely understand legal quagmire there, but failure to pay should be a fast tracked case and you need to get the fukk up out.
