Appreciate the advice. Using Quikpay or similar apps is actually a really good idea. Imma use that. My uncle has 7 properties...with that income, his other business and his wife’s business, he chilling. That’s my goal. I know after a certain point you would just want a property management company but you have to have enough properties for it to make sense.

I know people with 50+ units that handle it all by themselves. It's about having a SYSTEM and not deviating or allowing exceptions etc. If there is any maintenance issue the tenants must have a list of approved contractors (or your maintenance man) that they can immediately contact. This is like 90% of what property mgmt firms do - basically serve as call centers for tenant issues.

But I'm surprised that there hasn't been more of a pushback to these landlords, developers, real estate folks and etc from more tenants with the crazy prices folks are paying for rent to live in nyc and elsewhere in the country. At least have a fukking condo or a house if you paying that much. Seems like NYC is full of smart dumb folks

New York tenant laws are pretty wild. If you’re trying to evict someone, it could take like a year to finally get them out.

Try like 18 months...if my memory serves me correct the individual linked to the proceedings can miss a court appearance then ask for various extensions before the court calls the Marshall at the landlord’s expense which I believe is 2k

and people complain about landlords who check credit. In a tenant friendly city like nyc checking credit is pretty much the only measure landlords have in getting good tenants.
