Appreciate the advice. Using Quikpay or similar apps is actually a really good idea. Imma use that. My uncle has 7 properties...with that income, his other business and his wife’s business, he chilling. That’s my goal. I know after a certain point you would just want a property management company but you have to have enough properties for it to make sense.
I know people with 50+ units that handle it all by themselves. It's about having a SYSTEM and not deviating or allowing exceptions etc. If there is any maintenance issue the tenants must have a list of approved contractors (or your maintenance man) that they can immediately contact. This is like 90% of what property mgmt firms do - basically serve as call centers for tenant issues.
