It's people FROM Chicago who think the entire West Side is this way. I mean, it is for the most part, but the neighborhood I posted earlier in this thread, Galewood, is more than 50% black and it looks much nicer than the majority of the west side.

If you drive through there, you'd probably think you're in the burbs. It's a lot of city workers like fire and police that live there.

My family moved to River Forest in the mid-90's, Galewood is absolutely not over 50% black. It's more around 30-35% black. Galewood along with Elmwood Park is more white and hispanic these days with the hispanics growing in population.

From Wikipedia:
Galewood is significantly whiter than the remainder of Austin. Galewood is 22.51% White, 50.17% African American, and 1.77% from two or more races. Residents who self-identify as Hispanic or Latino of any race were 23.96% of the total Galewood population with the western half of Galewood being 36% white and 31% African American.[N 1]

I don't know. I wouldn't trust those numbers.

I think the numbers are legit. The area east of Austin Ave, north of North Ave is also part of Galewood (where the AMC Galewood Crossing movie theater is). That area is a lot blacker than the part west of Austin Ave. Both parts are decent, but that section west of Austin Ave is more spread out with larger single family homes.

They're trying to separate the neighborhood calling the blacker part of Galewood "North Austin"

I always thought Galewood started at Austin like Oak Park does. Anything east of Austin along North Avenue I would have considered North Austin.

And I still contend, even that area of North Austin is damn near all hispanics now. Have you been over there lately? Hispanics are coming down deeper into Austin. They damn near at Augusta Blvd now. Chicago Ave. finna have spanish language signs in a minute.

There's a lot of latino people in "North Austin", but it's still mostly black. I visit the area frequently

I was just reading the alderman in Washington park was complaining about the rising rents saying it doesn't reflect the area and the tenants there can't afford it. You already know what that means.

East Woodlawn is already priced way higher than one would ever expect. West Woodlawn is still affordable, I'm in the market and that's my main spot. But those parkways...:francis:

They'll be tearing those down soon, I'm sure.

They scatter parkway gardens its going to be a major problem for the southside.. :whew:
Big facts... but they can’t really afford other places...right? Move out the city? Head to Gary or Milwaukee? Englewood?

If they tear down parkway gardens.... I feel like west Woodlawn would become desirable for gentrifiers.

This area of Jackson Boulevard on the West Side of Chicago is called the "Emerald Necklace". It is located just a block south of Madison Avenue which was Chicago's historic skid row. It was completely out of place for this area.

Now the entire area surrounding it has been subsumed into the West Loop which has become one of the wealthiest neighborhoods in the city due to becoming the neighborhood of choice for many tech companies to land including Google.

My boyfriend stays over there. We had this same conversation, seems both of you are in denial. It's little Tijuana now. He tried to tell me it was still a black neighborhood. Nah, it's nothing but Latinos. He finally agreed with me recently after last year cinco de Mayo. So many flags :bryan:.

I totally agree. Mexicans have taken over Cicero, Berwyn, Maywood, North Austin, Melrose Park, they taking over Galewood and Elmwood Park. Oak Park, River Forest, and Forest Park are islands now.

It's already become desirable. East Woodlawn is in the process of being gentrified as we speak. Most stuff over there is no longer in my budget (2+ flat for <350k). Up until the pandemic, west Woodlawn prices were higher but I've seen them coming down, thought I expect them to go right back up.

It's crazy because they try and sell these remodeled/renovated properties right next to an abandoned building with trash in the lot for exorbitant prices. Every now and then I'll see something in Washington park in that price range but it doesn't stay on the market long. Only thing keeping most of that property lower is those gardens. Even my dad is like nah, find somewhere else lol (idc though, I see the writing on the wall). They could clean that up any time if they really wanted too, there's a police station right on south Chicago and cottage. They could make their presence more known. I stay nearby there in Bronzeville, and I go drive by at night sometimes just to check out how things look in the darkness. The other night there were no street lights, the neighborhood was just illuminated with cop lights :snoop:. There are some really decent buildings right by the parkways.

I'm hoping the prices stay low so I can get in before the colonizers. :mjpls:
