During the inspection, dude found that some parts of the roof have 3 layers of shingle on them. This is against code so I wouldn't be able to secure homeowners insurance which means I can't secure the loan. Good news is no one trying to buy a property with a loan would be able to secure it with the roof issue so either they can fix it for me or try to find a cash only buyer. The other issues were pretty minor so hopefully they fix this.

I'm officially a real estate agent though. I signed up with my broker yesterday and now just need cards and all that stuff. I'm going to develop a marketing plan and start targeting some people. i also want to get up with this woman, who is a friend of the family and retired agent and pick her brain.
