Get the book that Real Estate agents use to become licensed. In Florida it is called Florida Real Estate Principles, Practices & Law.

You get to know everything you need to know about real estate unfiltered. I never understand why people read blogs, read Rich Dad, Poor Dad, when there is no substitute for the real thing. Shortcuts are not the way to go.

Your reasons?

1) It keeps you honest and grounded. A good advisor will be objective in scenarios that don't always lend themselves to it (home, car, travel, etc).

2) Advisors have a wealth of knowledge with regards to financial products and it's in their best interest to put you in good products.

3) A good advisor will force you into good habits through automation and regular meetings.

4) If you end up married having a neutral voice will save you beaucoup headaches with regards to financial discussions.

Admittedly, an advisor does things you can technically do yourself. In my case I've found that my finances end up being in much better shape in the hands of an advisor.

- Keep your circle small....and if the dudes in your circle ain't all making moves, holding down steady jobs and getting their money up like YOU should be? Gradually cut em loose. I'm not saying everyone has to be in the same place in life but nikkas that aren't about shyt will transfer that energy to you eventually. I speak from experience.

- Stack your paper.

- STAY IN SHAPE. Exercise at least 3 times a week even if it's just a quick 1 hour calisthenics workout.

- Brother man STAY TRUE. Know who you are. And love yourself. Cause other than maybe your parent(s) no one else will TRULY love you unconditionally.

People truly don't understand this, til they're resorting to 5-7 year old profile pics on facebook and face only photos.... when people see you after you've been out of school 5-10 years, their first thought should never be " :scusthov: what the fukk happened to you?

i picked up cycling just cause i needed something new to do, and it's amazing at how something so simple can keep you from :flabbynsick:

Too many people only start caring about their physical fitness, until they're either extremely overweight or they develop health problems...i can't be that dude.

it's understandable to put on a few pounds, or filled out into your body, even a not as strong hairline.... but there is no reason for you to let yourself go.... being completely washed before you hit 30 should ne unacceptable.

another thing.

Keep a set of tools, and know how to fix/build shyt....if you have the option, lean towards a pickup truck over other vehicles. people always needs to move or have things delivered.... you can undercut most of these retailers delivery fees or rental rates and earn an easy $25-50 and/or a free meal.

You never know when shyt might go bad for you, and you need a way to make some side money.
