You can't be nice just because. You don't have to be mean either tho. Just remember whatever you do 3 times becomes an expectation. If you overlook things 3 times, without setting her in her place, when you finally do, she's going to overreact and blame you.
Don't dwell on what she doesn't do, allow everyday to be a new start and the minute she drops a ball, you be sure to correct her on the spot. Most ppl are gonna find what they want at the lowest price they can. So if she can do less and reap the benefits of good treatment she will.
