How are the property managers on bullshyt? Are they supposed to rent to someone with a 500 credit score? Sounds like a terrible business decision.
Job a had when I came back to NJ, I actually worked with property managers for luxury apartments. Where the rent was $3000 a month and up. This one in particular had a lot of evictions.

Credit scores without context matters. And in the aftermath of COVID, a lot of people credit for fukked up. You got rich a$$holes who don’t pay rent and get evicted all the time. But they have good credit :mjpls:

She needs to get Bergen County out of her mind. If she wants to get out of Newark she might have to deal with a longer commute and live in Central NJ.
She was looking in West Orange, Bloomfield, Montclair. I told her to try Passaic, but again: she’s better off waiting it out. The commute is brutal, but it is what it is.

COVID fukked her credit up as she maxed out credit cards just to pay bills. She’s living with family and finally bounced back landing a job making 72k 3 months ago.

But every apartment she applied for denied her because of her credit score. So now she looking for apartments in bad areas.

:francis: These property managers be on bullshyt. And on top of that she wasted bread on application fees. I credit score is in the 500’s.
What city she looking in?

An 8.5 is much more than "solid".

That being said, even with an 800 score, getting an apartment on 72K/year here is an uphill battle. This isn't new.

There's why I can't live in some areas :smh:

When I got out of college I was making like 30k (maybe a little less) and had no trouble finding an apartment. And my credit was average.

A lot of places now do have programs to report to credit agencies for paying on time. You have to elect in though…if your credit already good it’s not worth it imo
Yeah it’s helped increased my credit score by a few points since it’s been reporting. My credit was already above 800 though so it’ doesn’t really make a difference for me.

Live where she can afford for now and lie about the address on the applications for schools in a better district.
You need a family member/trusted person to be willing to do that.
Union county, middlesex county or Somerset county should work for her, depending on where she works. There are still decent priced places, and as you know, the schools are all top notch. I could shoot you the names of towns to look at.

Edit: there are places with homes for rent for 2500 in good areas where the public schools are still 7/10 a minimum. And a 7/10 in nj is a 10/10 in 98% of the other states lol
She works in Englewood. Highly unlikely she wants to deal a commute to/from Middlesex or Somerset County.
