Don't think anything is super shocking here but it shows particularly how migration has shifted in DMV and ATL. Charles outdoing PG is well-known but back in the day (up to almost 2000 I believe) DeKalb County, GA was #2 but is now #10 particularly after growth/migration to other counties in the ATL.

I used 40% as the lower bound since a lot of these counties are on the border of 50% or have been strongly trending higher so I think they are representative of places where Black folks are largest ethnic group in the county once everyone is taken into account.

The Waldorf come up has been in play since gentrification started in DC. My parents live out there now and the amenities are finally catching up. I could never live there because of the time to travel to the city and NOVA but if you don’t care about that then it’s a good place to live. Definitely more so for those 40,50+ who don’t care to travel often for entertainment and food.
